Schematic Design (SD): 
 
The Schematic Design Phase is the Stage in which the General Scope, Conceptual Design, and the Scale and Relationship of Components of the Project are established. Duration of SD phase: 2-4 weeks
 
* First will be a meeting to discuss ideas such as: Style, Number of Rooms and Bathrooms, etc.
 
Work performed:
  • Obtain As-Built Drawings from Owners
  • Obtain Plot Survey
  • Prepare Conceptual Design Sketches and Floor Plans for Owner review to include:
  • 1/4” Floor Plan
  • 1/8” Architectural Site Plan
  • Sketches as required for concept communication
  • Owner to supply budget amount prior to completion of Conceptual Design Phase.
 
* * At this time the Designer or General Contractor will submit plans, applications and other Submittal information to the Planning Department having jurisdiction over the project for approval.
 
Design Development (DD): 
 
Once the Owner selects a design direction and appropriate Consultants, the Designer adds detail and incorporates requested changes. The Size and Character of the Project are further refined and described, including Architectural, Structural, Mechanical and Electrical Systems, Materials, and such other Elements as may be appropriate These are then reviewed and revised based on the Owner’s feedback. Duration of DD phase: 2-4 weeks
 
Note: This is the time to retain the design team needed for the scope of the project. This may include; Structural Engineer, Civil Engineer, Geological Engineer, Electrical Engineer, Mechanical Engineer, Energy Consultant (T-24), Landscape Architect, Lighting Designer, Pool Designer, Interior Designer and other consultants as needed. 
 
Work performed:
  • Upon Owner approval of Conceptual Design, Designer will prepare:
  • 1/4” Floor Plan
  • 1/4” Elevations
  • 1/8”  Architectural Site Plan
 
Bidding: once the basic design is developed, preliminary bids may be obtained from professional contractors.  During this phase the Designer if requested will assist in contractor selection, distribution of drawing and estimate review with the Owner and/or General Contractor. Also needed will be a list of specific products, quantities, fixtures, and materials to be included in the estimate.
 
Construction Documents (CD): 
 
Once the preliminary pricing is received, the Owner may wish to adjust the project scope to satisfy budget and time constraints. Note that significant changes to scope and design will result in an amendment to this proposal for additional services. The changes are then incorporated and the final design is detailed. The Designer will develop construction documents in accordance with the building codes and zoning ordinances having jurisdiction and coordination with Consultants. Duration of CD phase: 4-8 weeks

  • Floor Plans
  • Elevations, Sections and Details
  • Door and Window Schedules
  • Coordinating and Cross reference where applicable to;
  • Structural Sheets (by Consulting Engineer)
  • Mechanical Sheets (by Consulting Engineer)
  • Electrical Sheets (by Consulting Engineer)
  • All required Agency Plan Check corrections.
 
Construction:
 
When all construction documents are approved a building permit is issued (usually to a general contractor). After a preliminary site team meeting roles are assigned and timeline established. All designers and consultants are retained throughout the construction for their responsibilities under the terms of their individual agreements.
